Building Surveys
A Building Survey (previously known as a Full Structural Survey) may be carried out on any type of property, however they are recommended for period properties, Grade l and ll listed properties, properties that have been neglected and are in obviously poor condition, and properties that have been extended and altered. Building Surveys provide a detailed description of the construction, and include an inspection of all main building components, roof, floors, walls, windows, services, finishes, outbuildings, grounds and boundaries. Recommendations for repairs and further investigations are made, together with guideline budget figures and an insurance reinstatement valuation. A sample Building Survey report on a property similar to the one the client is purchasing will be sent on request.
RICS Homebuyer Reports
We carry out Homebuyer Reports, which may include a Market Valuation, and which provide a general appraisal of the condition of a property, and are recommended for properties such as purpose built and converted flats, houses, bungalows and maisonettes. Homebuyer Reports are the economy version of a Building Survey and are less detailed, but still identify any significant defects which may affect the market value. A sample Homebuyer Report on a property similar to the one the client is purchasing will be sent on request.
Market Valuations
Valuation reports are carried out for Open Market Valuations for sale purposes, Probate, including historic valuations, matrimonial disputes, stair-casing for sale for shared ownership properties and the government right to buy scheme, as well as to establish you are not paying too much for a property. A lender’s valuation is prepared by the lender for their benefit, and an independent valuation, carried out by ourselves, is beneficial for the purchaser. Upon completion of your purchase, should you wish to carry out an extension, loft conversion, chimney breast removal etc., it may be necessary for Party Wall Notices to be served on the adjoining owners in accordance with the requirements of The Party Wall etc. Act 1996. This is a service which we offer.
